The Houston Market in March 2026

March delivered Houston's first year-over-year sales increase of 2026 — but the luxury segment, which had led every prior month, cooled for the first time all year.

The Numbers

March was a turning point: single-family sales rose 3.7% year over year to 7,644 homes, the first monthly gain of 2026 after a soft start to the year. Pending sales jumped 12.8%, and most price segments posted real growth. The one exception was notable — after leading the market in January, the luxury segment ($1 million and above) saw sales decline 4.5%, a genuine reversal worth watching rather than a one-month blip to dismiss.

Prices continued to ease modestly, with the median down 1.5% to $330,000 and the average down 1.2% to $420,510. Days on market rose to 67, up from 62 a year earlier. HAR's own chair described the market as being in 'a really steady place' — buyers still active, prices moderating, inventory leveling out rather than continuing to spike.

That last point is the real headline: inventory growth is flattening. Active listings were up 8.7% to 34,898 homes and months of supply rose only slightly, to 4.7 from 4.5 — a much smaller jump than January's or February's. After two months of inventory surging, March looked like the market finding its new, more balanced normal rather than continuing to swing toward buyers.

Spring Momentum, With One Segment Cooling

For most buyers, March confirmed the market has settled into a steadier rhythm rather than continuing to loosen every month — inventory is still generous, but it's no longer expanding as fast, so the best homes in a given price range are drawing real interest again.

If you're shopping or selling in the luxury tier specifically, March's dip is worth a real conversation rather than assuming the trend from earlier this year continues automatically — that segment doesn't move in lockstep with the rest of the market.

For everyone else, sales growth returning after two soft months is a good sign heading into the spring season — a market that's finding its footing, not one still searching for a bottom.
