The Houston Market in July 2026
Houston's inventory hit an all-time high in July — the most homes for sale HAR has ever recorded — while sales kept climbing and prices barely moved.
The Numbers
July pushed Houston's housing market to a genuine milestone: active single-family listings reached 40,750 homes, the highest level ever recorded by HAR, up 3.4% year over year. Sales kept growing right alongside that record supply, rising 1.6% to 8,340 closings. Prices barely budged — the median edged up just 0.6% to $340,000, and the average rose 1.9% to $440,816. More homes, more sales, essentially flat prices: that combination is the clearest sign yet of a market genuinely finding its balance rather than swinging hard toward either side.
Months of inventory climbed to 5.5 — comfortably inside HAR's own 4-to-6-month definition of a balanced market, and well above the national figure of roughly 4.6 months. Days on market ticked up to 53 from 50, a small but real sign buyers have more room to be selective than they did a year ago. Pending sales rose 2.6% to 8,215, suggesting the momentum built over the spring and early summer was still intact heading into late summer.
For anyone timing a move this fall, the takeaway isn't "wait" or "rush" — both sides of a transaction have real leverage right now, just not unlimited leverage. Buyers can afford to be pickier and negotiate harder without getting priced out, because supply keeps growing. Sellers who price at the real market number and market the home well are still closing steadily — 8,340 sales in a single month is proof demand hasn't gone anywhere.
A Record Amount of Choice, Without a Price Crash
If you're buying, this is one of the more forgiving windows we've seen in years. A record-high number of active listings means less competition per home and genuinely more room to negotiate — on price, on repairs, on closing timeline. That doesn't mean every home is a deal; well-priced, well-presented listings in strong school zones and popular Woodlands villages were still moving quickly.
If you're selling, the market hasn't turned against you — it's just no longer doing the work for you the way it did a couple of years ago. With 5.5 months of supply, your home is competing with real alternatives, so pricing it at what July's comps actually supported and investing in professional photography and marketing mattered more than they have in a while.
Either way, the numbers argue for a specific, current read on your neighborhood rather than a gut feeling based on what a friend's house sold for two years ago. That's the conversation worth having before you list or write an offer.
