The Houston Market in June 2026

June's pending sales rose 12.3% and the average price set a new record — while luxury sales climbed 17.1%, the strongest month yet for the top of the market this year.

The Numbers

June delivered on May's promise: single-family sales rose 3.5% year over year to 8,820 homes, with pending sales up an even stronger 12.3%. The average sale price climbed 1.2% to $455,159 — a new record, edging past the previous peak of $449,556 set in June 2025 — while the median held essentially flat at $345,000. As has been the pattern for much of 2026, the luxury segment drove the average higher: sales of homes at $1 million and above jumped 17.1% year over year, the strongest month yet for that tier.

HAR's own chair summed up the month well: 'more breathing room on both sides of the transaction.' That's borne out in the numbers — days on market crept up to 52 from 50, and months of inventory rose slightly to 5.2, but neither moved sharply enough to suggest the market was tipping firmly toward buyers. It's a market with real activity on both sides, not one side clearly winning.

The mortgage-rate story kept helping: Freddie Mac's average rate fell to 6.49% from 6.82% a year earlier, saving a median-priced buyer roughly $65 a month and continuing Houston's affordability streak — improved year over year in 20 of the past 23 months, outpacing the national trend of 14 of 22.

Momentum Building on Both Sides

Buyers shouldn't read "record average price" as "everything got more expensive" — that record was driven by a genuinely hot luxury segment, while the median (the more typical home) barely moved. A realistic, comp-based search still turned up real value in June.

Sellers benefited from real, sustained demand — a third straight month of rising sales and the strongest pending-sales growth since spring — but a slowly rising days-on-market number means pricing at what June's comps actually supported, not chasing the average price up, was still what got homes sold quickly.

Three months of building momentum (April, May, June) is a real trend, not noise — worth factoring into any decision about timing a move this fall.
