The Luxury Market in March 2026

March snapped back hard nationally — sales jumped 40% from February — and Houston-area sellers saw some of the fastest turnarounds of the year.

The National Picture

If February felt slow, March made up for it. Single-family luxury sales rose nearly 6% year over year and a striking 40% compared to February; attached sales climbed a similar amount, up more than 33% from the month before. Both increases outpaced the seasonal bump the market saw at the same point in 2025.

Inventory didn't keep pace with that demand. Single-family supply was essentially flat year over year, and attached inventory actually declined — with new listings pulling back too. That combination pushed the national market firmly back into seller's-market territory, at a 24.5% sales ratio, with homes selling at over 98% of asking.

For the quarter as a whole, single-family sales were up 3.6% and attached sales up 1.8% versus Q1 2025 — a solid start to the year that March's surge capped off on a high note.

Houston & The Woodlands: Back to Seller's Market, Fast

Houston's single-family luxury market swung back into Seller's territory in March, with a 22.3% sales ratio and a much quicker 24-day median — a sharp turnaround from February's 73-day wait.

The Woodlands & Spring moved even faster, at a 29.8% sales ratio and a 32-day median.

Houston's attached segment stayed in Balanced territory, though notably, sales there closed slightly above the asking price on average.

March was a reminder of how quickly this market can turn: the same single-family segment that took over two months to sell in February was moving in under a month by March. Pricing a listing for where the market is today, not where it was last month, mattered a great deal.
