The Luxury Market in January 2026
January looked a lot like a strong January a year earlier — steady, not soft — while Houston's luxury market cooled to Balanced.
The National Picture
January is always a useful gut-check, and this year's comparison happened to be a tough one: January 2025 was an unusually strong start to the year, so matching it rather than beating it is actually a good sign, not a warning. Single-family sales dipped just 1.4% year over year, and attached sales fell a modest 6.2% — both look more like a supply story than a demand problem.
Inventory did grow — up over 5% for single-family homes compared to a year ago — but fresh listings coming to market actually declined, meaning buyers had more total selection without a flood of new competition for the best of it. Prices barely moved: single-family down less than 1%, attached actually up nearly 6%.
Looking ahead, we're watching two structural shifts closely. First, the ongoing transfer of wealth to Gen X and Millennial buyers, who tend to want move-in-ready homes built for real life rather than pure status. Second — and this one matters directly for us — Texas was specifically called out this month as one of the migration-driven growth markets luxury buyers are increasingly targeting, alongside Florida and a handful of Canadian metros.
Houston Cools to Balanced, The Woodlands Holds Steady
Houston's single-family luxury market shifted into Balanced territory in January, with homes selling for a median $910,000 — below the $950,000 asking price — after 55 days on market, the longest stretch we've seen in this data.
The Woodlands & Spring stayed a step ahead, also Balanced but at a stronger 20.8% sales ratio and a shorter 45-day median.
Attached homes in Houston swung into Buyer's Market territory, with sales falling well short of asking price.
For sellers, January was a month where pricing discipline mattered more than usual — homes priced to the market moved; others sat. For buyers, especially in Houston's attached segment, there was real room to negotiate.
