The first half of 2026 closed with the strongest seller's market of the year nationally — and Houston-area sellers closing the biggest gaps over asking price we've tracked.

The National Picture

Six months into 2026, the story hasn't changed, it's intensified. Despite ongoing economic and geopolitical uncertainty, affluent buyers stayed active through the first half of the year, and June capped it off with the strongest reading yet: a 30.8% national sales ratio, comfortably a Seller's Market, with homes selling at nearly 99% of list price.

Inventory growth has slowed noticeably compared to 2025, as fewer owners choose to list. That's the real story behind the strength — it's not runaway demand so much as a persistently thin pipeline of new listings meeting buyers who are ready to act the moment the right property appears.

Six months of steady sales growth, stable pricing, and rising competition for well-positioned homes is a healthy pattern, but it's also an increasingly selective one. Buyers are more discerning about what they'll pursue; sellers are more cautious about when they'll list. The properties that check every box are moving fast — everything else is having to work harder for attention.

Houston & The Woodlands: Selling Well Above Asking

Houston's single-family luxury market posted its strongest month of the year in June: a median sale price of $1,047,500 against a $932,500 median list price — more than $100,000 over asking — in just 16 days, a 30.1% sales ratio.

The Woodlands & Spring topped that: a median $865,000 sale against $780,000 asking, in 20 days, at a 33% sales ratio.

Houston's attached segment stayed in Balanced territory, a calmer counterpoint to the single-family frenzy.

If you were selling a well-positioned single-family luxury home in either market in June, this was about as strong a moment as 2026 offered. Buyers weren't just meeting asking price — in both markets, they were beating it by a wide margin.
