The Luxury Market in May 2026
Everything about May's numbers should have meant a slower market — instead demand kept outrunning supply, and Houston-area sellers closed the month at their strongest pace yet.
The National Picture
On paper, May had all the ingredients for a cooling market: inventory below year-ago levels, new listings continuing to decline, and no shortage of economic uncertainty in the headlines. Luxury sales rose anyway — both month over month and year over year — which is the kind of contradiction that tells you more about buyer conviction than about the broader economy.
Single-family luxury sales showed particularly strong momentum, accelerating rather than leveling off even as the pool of available homes kept shrinking. The read here is that today's luxury buyer is operating on a longer time horizon than the typical rate-driven buyer — wealth preservation and lifestyle fit are doing more of the work than mortgage pricing.
Nationally, that pushed the sales ratio to nearly 28% — a firm Seller's Market — with homes selling at 99% of list price and a median of just 18 days on market, the fastest pace of the year to that point.
Houston & The Woodlands: Selling Above Asking
Houston's single-family luxury homes sold for a median $975,000 in May — above the $950,000 median asking price — in just 14 days, a 30.7% sales ratio.
The Woodlands & Spring moved at the same 14-day pace, with an even stronger 35.6% sales ratio and sale prices well above list.
Houston's attached segment joined the party too this month, moving into Seller's territory at a 27.7% sales ratio.
May was as strong a month as we've seen locally in 2026 — all three segments in Seller's territory, fast timelines, and sellers regularly getting more than they asked. If you were on the fence about listing, this was the kind of month that rewarded moving forward.
