The Luxury Market in February 2026

The national story this month was patience and lifestyle over speculation — and Houston buyers took full advantage of a slower market.

The National Picture

The broader narrative from the Institute this month was about maturity: after the sharp swings of the pandemic years, luxury real estate is settling into a phase defined by intention rather than urgency. Prices are still climbing, just more slowly, and the buyers still transacting are doing so because a property genuinely fits their life — not because they're afraid of missing out.

That shows up in the numbers as a market in balance rather than a market in a hurry: a 19.3% sales ratio nationally, essentially flat with the month before, and days on market stretching out to 39 — noticeably slower than earlier in the year. Independent research cited this month projects the North American luxury residential market growing from roughly $607 billion in 2026 to over $735 billion by 2031, which is the kind of long-run backdrop that supports staying patient rather than chasing the market.

None of this reads as weakness. It reads as buyers and sellers both taking their time — which, if you're on either side of a transaction, is worth knowing going in.

Houston Buyers Had Room to Negotiate

Houston's single-family luxury homes took a median 73 days to sell in February — noticeably longer than the national pace — landing the market in Balanced territory with sales closing modestly under list price.

Attached homes in Houston told a similar story: Balanced, with a longer 78-day median and sale prices well under asking.

The Woodlands & Spring bucked the trend, holding a Seller's Market at a 23.1% sales ratio with a much tighter 53-day median.

If you were shopping in Houston proper in February, this was a month that rewarded patience and gave real negotiating room. The Woodlands didn't offer quite the same leverage.
