The Luxury Market in April 2026

Spring usually brings more homes to choose from — this year it brought fewer, and sales kept climbing anyway. Houston-area sellers rarely waited more than three weeks.

The National Picture

Spring is normally when luxury inventory opens up, as sellers look to capture the season's traditionally stronger demand. Not this April. For the second straight month, the number of new luxury listings actually declined compared to the same period last year — and sales kept climbing anyway, both month over month and year over year.

That's a real divergence from how this market usually behaves, and it points to something other than typical supply-and-demand mechanics: affluent buyers acting on conviction rather than reacting to rate moves or economic headlines, competing for a shrinking pool of listings.

The result nationally was a 26% sales ratio — solidly a Seller's Market — with homes selling at over 98.5% of list price and a median of just 20 days on market, among the fastest paces we've tracked all year.

Houston & The Woodlands Moving in Under Three Weeks

Houston's single-family luxury homes sold in a median 19 days in April — a Seller's Market at a 27% sales ratio, with sale prices essentially matching list price.

The Woodlands & Spring moved even quicker: 17 days median, a 33.3% sales ratio, and homes selling above asking on average.

Houston's attached segment landed in Balanced territory, a step behind the single-family pace but still a healthy market.

April was one of the fastest-moving months of the year locally. For sellers, that meant less time on market and less negotiating from buyers; for buyers, it meant coming prepared to move quickly on anything that checked the right boxes.
