League City

Historic oak-lined streets, Clear Creek and the bay, and newer master-planned neighborhoods, halfway between Houston and Galveston.

League City sits where old Texas meets the Bay Area. Drive through the Historic District and you'll find enormous oak trees, older homes, League Park and reminders of a community that was here long before Houston's suburbs reached this far south.

Head east and everything starts leaning toward the water: South Shore Harbour, the marinas, Clear Creek and Clear Lake. Head west toward I-45 and League City turns suburban, with newer neighborhoods, major shopping, restaurants, medical offices and a quick route toward Houston. Keep going east or south and newer master-planned communities are still being built.

That range is why League City works for so many different buyers. It is also why it can be confusing. League City is physically big, about 53 square miles, and it is the largest city in Galveston County. Two homes with the same League City address can have very different commutes, flood considerations, tax rates, school zoning and access to the water. Which part of League City you choose matters as much as choosing League City.

Schools

Most of League City is zoned to Clear Creek ISD, the same district that serves the Clear Lake area. Parts of the city are served by Dickinson ISD, and a small share by Santa Fe ISD. The district and the campus both depend on the address, so confirm the zoning for a specific home before you fall in love with it.

What homes cost

League City's median sale price was about $390,000 to $415,000 as of October 2026, depending on the source, with homes taking a little over 50 days to sell. Older homes in the Historic District and established neighborhoods near I-45 often sell below that. Homes in South Shore Harbour, Marina Bay Park and the newer east-side communities often sell above it, and waterfront property sells well above. Getting around

League City is on I-45, the Gulf Freeway, about 25 miles southeast of Downtown Houston and about the same distance from Galveston. Johnson Space Center, the Clear Lake aerospace offices and the medical district around Webster are a short drive north, so many residents work close to home. Where you live inside League City changes the drive: the west side is closest to I-45, and the newer east side toward FM 646 and Highway 146 is farther from it.

Yes. League City is an incorporated city and the largest city in Galveston County, with about 114,000 residents in the 2020 census. A small part of it reaches into Harris County.
