The Woodlands sits along Interstate 45 about 30 miles north of Downtown Houston, spanning Montgomery and Harris counties. Oil-and-gas entrepreneur George Mitchell began developing the community in the early 1970s, opening it on October 19, 1974 with a single school, one residential village (Grogan's Mill), and a hotel that later became The Woodlands Resort. Mitchell, who called the project his proudest achievement, envisioned "a caring place surrounded by nature" — a master-planned alternative to sprawling, car-dependent suburbs, built across roughly 28,000 acres with a commitment to preserve at least 28% of the native pine forest. That philosophy still shapes the township today: homes and neighborhood centers are tucked among the trees rather than cleared for them, and each of the community's nine residential villages was designed around its own local shops, restaurants, and grocery stores. In 2008, residents voted to convert The Woodlands into a special-purpose township, giving it municipal-style services and self-governance without becoming an incorporated city. What started as fewer than 40 families in 1974 has grown into a community of roughly 123,000 residents and is regularly ranked among the best places to live in the country.

Parks and Recs

The Woodlands is built around its green space: more than 220 miles of hike-and-bike pathways link 150-plus parks, many with pools, splash pads, lighted tennis and basketball courts, and jogging trails. The Woodlands Waterway — a 1.8-mile landscaped canal that took from 1999 to 2017 to fully build out — winds through Town Center and empties into the 200-acre Lake Woodlands, where residents paddleboard, kayak, and ride swan boats. The Cynthia Woods Mitchell Pavilion, an outdoor amphitheater that opened in 1990 with a Frank Sinatra concert, anchors the Waterway as the summer home of the Houston Symphony and Houston Ballet and a stop for major touring acts. Elsewhere in the township, the George Mitchell Nature Preserve and Bear Branch and Rob Fleming parks offer quieter trails through the pines, Texas TreeVentures provides an aerial obstacle course, and several golf courses — including those at The Woodlands Country Club — round out the recreation options.

The Woodlands is served primarily by Conroe ISD, with small portions of the community zoned to Tomball ISD (Creekside Park) and Magnolia ISD (part of Sterling Ridge). Within Conroe ISD, which of the two comprehensive high schools a home feeds into depends on its specific village and address:

The Woodlands High School - serves the majority of the township; feeds from McCullough Junior High and George P. Mitchell and Wilkerson intermediate schools

The Woodlands College Park High School - serves College Park, parts of Creekside Park and Sterling Ridge, and neighboring Shenandoah; feeds from Knox Junior High and Collins and Wilkerson intermediate schools

Conroe ISD also offers specialized options such as the Conroe ISD Academy of Science and Technology, a magnet program for high-achieving students.

In addition to the public schools, The Woodlands is home to a wide range of private schools:

Because school zoning is address-specific and boundaries can shift, we always verify current attendance zones for a particular home before a buyer relies on them.

With more than 150 restaurants, The Woodlands' dining scene centers on three walkable districts: Market Street, an open-air shopping and dining destination that opened in 2005; Hughes Landing's Restaurant Row along Lake Woodlands; and Waterway Square in Town Center. Standouts include Truluck's Seafood, Steak & Crab House and Marcoza Trattoria for special-occasion dinners, Fogo de Chão and Sakekawa Japanese Steak House & Sushi Bar for tableside and hibachi experiences, Escalante's and Churrascos for waterside Tex-Mex and South American fare, and Sixty Vines and The Refuge Bar & Bistro for wine- and cocktail-forward casual dining.
