Is Auburn Lakes in Spring, TX a Good Place to Live?

Auburn Lakes is a 500-acre community in Spring, Texas, ZIP code 77389, just south of The Woodlands, with lakes, walking trails and a recreation center, inside Klein ISD. Redfin’s Auburn Lakes page showed a median list price of about $525,000 in late October 2026, and a median sale price near $565,000 in September. It makes sense for a buyer who wants a 2000s-era home near The Woodlands without a Montgomery County tax bill. It makes less sense if you want a brand-new build or acreage.
We work this stretch of north Harris County all the time, and Auburn Lakes comes up in almost every conversation with a buyer who likes The Woodlands but not its prices.
The Layout, in Plain Terms
Auburn Lakes sits between Kuykendahl Road on the west and Gosling Road on the east, north of FM 2920. Most of the homes went up between 2003 and 2014, built by a long list of production and custom builders, and they run from about 2,100 to more than 5,000 square feet. That puts the housing in a useful middle spot: newer than most of Spring, older than the new master plans going up along the Grand Parkway.
It is not one uniform neighborhood. There are gated and non-gated sections, and they price very differently. HAR’s appraisal-district data for the sections shows that spread clearly. Auburn Lakes Pines sits at the lower end, Auburn Lakes Reserve and Retreat in the middle and upper middle, and Auburn Lakes Estates, a small gated section of about 93 homes, carries median values above $1 million. When someone says “Auburn Lakes,” ask which section.
What the HOA Pays For
The shared amenities are the reason most buyers look here:
- Stocked fishing lakes with walking trails around them
- A recreation center of about seven acres with a pool, splash pad and playground
- A fitness center
- Tennis courts
- Gated entries in some sections
Local community guides list dues around $750 a year in non-gated sections and around $1,750 in gated ones. Treat those as a starting point. The real number, plus any special assessment, is on the HOA resale certificate, and our piece on why that certificate can hold up a closing explains why to ask for it early.
The Tax Bill Is Part of the Price
Auburn Lakes is on the Harris County side of the line, which matters more than people expect in this part of Spring. Published figures for the community put the combined tax rate at about 2.4 percent of value before exemptions in 2024. That is lower than many Montgomery County communities a few miles north that carry Conroe ISD plus a heavy utility district rate. On a $550,000 home, half a percentage point is about $2,750 a year.
Rates change every fall, so pull the tax certificate for the exact address. If any line on that bill is a utility district, our guide to how MUD taxes work in Houston explains what you are paying for.
Schools, Briefly
Auburn Lakes is in Klein ISD. French Elementary sits right at the community’s entrance, and most of the community feeds to Klein Oak High School. Klein ISD has redrawn boundaries in recent years, so check the address with the district’s own website before you count on a campus. We will cover the zoning in more detail in a later article in this series.
Where Auburn Lakes Makes Sense, and Where It Does Not
It makes sense if your budget runs from the $400,000s into the $600,000s, you want a newer home with real amenities, and a shorter drive to The Woodlands or the Grand Parkway matters to you. It is also worth a look if you have been priced out of a Woodlands village but want to stay close.
It makes less sense if you want a brand-new home with a builder warranty, a lot over half an acre, or no HOA at all. For those, look north at a community like Benders Landing Estates, at a very different price point.
Flood risk is an address question here, as it is everywhere in north Harris County. Look up the exact lot on FEMA’s Flood Map Service Center and read the seller’s disclosure before you make an offer.
