That combination, a stronger price with a longer wait, is different from a straightforward seller’s or buyer’s market, and it changes how you should approach either side of a Bellaire deal this fall.

The Numbers, Side by Side

Two data points tell most of the story. Per HAR’s August 2026 report, Bellaire’s average sale price sat at $1,321,920, roughly $351 per square foot, with about 105 homes actively for sale at an average asking price of $1,085,425. Compare that to greater Houston, where active listings hit a record 40,750 homes in July, 3.4 percent higher than a year earlier, pushing the broader metro to roughly 5.5 months of supply, which is generally considered a buyer-leaning market above the traditional 6-month balance point.

Bellaire isn’t following that broader script. Sales volume in the area has fallen (around 43 percent year over year by the most recent count we tracked), and price reductions on active listings have roughly doubled. At the same time, pending sales are up about 75 percent. Read those together and the picture is a smaller, tighter market where serious buyers are still closing deals, but fewer homes are hitting the market to choose from in the first place.

Why This Differs From the Rest of Houston

  • Limited land. Bellaire is a small, fully built-out incorporated city inside the 610 Loop. There’s no undeveloped land absorbing new inventory the way a suburb further out can add subdivisions.

  • Teardown-and-rebuild dynamics. A meaningful share of “new” Bellaire inventory is a rebuild on an existing lot rather than a resale of an original home, which caps how fast supply can grow even when demand rises.

  • A narrower buyer pool by price point. At a $1.3 to $1.5 million median, Bellaire filters out a large share of the broader Houston buyer pool that’s benefiting from record citywide inventory, so local supply and demand move somewhat independently of the metro number.
