Can You Buy a Houston Luxury Home Without Seeing It in Person?

A laptop open on a table in a bright, high-ceilinged living room

Yes. You can buy a Houston luxury home without walking through it yourself, and Texas makes the paperwork easier than most states. It has allowed remote online notarization since 2018, so you can sign closing documents on a recorded video call from wherever you are. What you can’t skip is the in-person work. Someone you trust has to stand in every room, and the inspector, surveyor and appraiser still show up at the property.

We see this most with buyers relocating for a new job, buyers who need a home ready before a start date, and owners adding a second home near Lake Conroe. The plan below is the same one we would run for any of them.

Remote or On Site: The Short List

Step How it works from out of state
Touring the home Live video with your agent, not a recorded walkthrough
Writing and signing the offer Electronic signatures on the TREC contract
Inspection Inspector on site, you on the phone at the end
Survey and appraisal On site, no buyer needed
Final walkthrough Your agent on live video the day before closing
Closing Remote online notarization, if the lender and title company allow it

Video That Answers Questions

Listing photos are built to sell the house. A live video tour lets you ask questions. Open that closet. Point the camera at the ceiling over the shower. Step out back and turn around so I can see what the neighbors see.

Ask your agent to walk the lot line, run the faucets and stand still in the backyard for 30 seconds so you can hear the road. On a higher-priced home, light and sound matter more than square footage, and neither one shows up in a photo.

The Option Period Does the Heavy Lifting

The standard TREC resale contract lets you negotiate an option period, a set number of days when you can walk away for any reason and lose only the option fee. For a buyer who isn’t in town, that window is where the real checking happens.

Book the inspector the day the contract is signed, and add specialists where the house calls for them: pool, roof, foundation, or HVAC across several systems. Our piece on how long a Texas option period should be covers how to size it, and what’s different about inspecting a luxury home covers what a bigger house adds. Then get on the phone with the inspector at the end. A 15-minute call beats a 90-page report you skim at midnight.

Signing Without Flying In

A Texas notary commissioned for online work can notarize your signature over a recorded video session. The notary has to be in Texas. You don’t.

Whether you can close that way depends on two parties: your lender and the title company. Cash closings often go fully online, and plenty of financed ones do too. Some lenders still insist on ink signatures for the loan documents. In that case the title company sends a mobile notary to you, or you sign at a title office where you live. Ask both on day one, not day 25.

Two more things to set up early:

  • Wire instructions. Confirm them by phone with the title company, using a number you looked up yourself. Remote buyers are exactly who these scams are built for, and our guide to avoiding wire fraud at closing walks through it.
  • Proof of funds. Sellers at this price point expect it with the offer, and a buyer who sends a clean letter on day one gets taken seriously. See what proof of funds Houston luxury sellers expect.

If a power of attorney is part of the plan, clear it with the lender and the title company well before closing. Lenders often want to approve the document itself, and some won’t accept one.

Where a Remote Purchase Goes Wrong

Three spots, and we see them over and over.

Flood history. You can’t see a high-water line on a video call. Read the seller’s disclosure and look up the exact address on FEMA’s Flood Map Service Center before the option period ends.

The street at different hours. A road can feel different at 7:30 on a weekday morning than at 2 on a Sunday. Ask your agent to drive it at both times.

The final walkthrough. The day before closing, your agent should walk the house on live video and test every repair the seller agreed to. Once you sign, the problems are yours. Our final walkthrough checklist lists what to check.

Here is what I would do if this were my purchase: if you can make one trip, don’t spend it touring ten houses before you’ve written an offer. Spend it during the option period, standing in the one house you’ve already chosen, while you can still walk away.

Frequently Asked Questions

Can you close on a house in Texas without being there in person?
Yes. Texas has allowed remote online notarization since 2018, so you can sign closing documents over a recorded video session with a Texas online notary while you are in another state. Your lender and the title company both have to agree to close that way.
Can a lender refuse a remote online closing?
Yes. Some lenders still require ink signatures on the loan documents. When that happens, the title company can usually send a mobile notary to you or set up a signing at a title office near you, so ask both parties in the first week.
How do you tour a house you can't visit?
Ask your agent for a live video tour, not a recorded one, so you can steer the camera and ask questions as you go. Have them show ceilings, closets, the lot line and the view from the backyard, and stand still long enough for you to hear the street.
Is it a mistake to buy a luxury home sight unseen?
It works when someone you trust walks every room on live video, an inspector checks the house during the option period, and you check the flood history for the exact address. If you can make one trip, make it during the option period, while you can still walk away.
