Don’t Overdo It When Decluttering

If you’re getting your home ready to sell, you already know decluttering matters.

Buyers walk in and within seconds they’re deciding how the house feels. If they’re visually overwhelmed, they shut down. If it feels empty and echoey, they get uncomfortable.

There’s a balance here. And most people miss it.

We see this mistake every week.

Some sellers leave too much. Family photos on every wall. Papers stacked on counters. Overflowing closets. It makes the home feel smaller and busier than it actually is.

Others swing hard the opposite direction. They strip everything out. Bare walls. Empty shelves. No personality. It ends up feeling like a short-term rental that hasn’t been furnished yet.

Neither works.

Decluttering is about editing.

You’re removing excess so the space can breathe. Clear the countertops, thin out bookshelves, pack up collections, and simplify tabletops. Let the natural light actually hit the walls instead of bouncing off piles of stuff.

But here’s where people get uncomfortable…

You don’t want your home to feel like a model that nobody lives in.

Buyers are trying to picture their life there. A place to have their morning coffee, kids’ backpacks by the door, and of course, the Christmas tree in the corner. If the house feels sterile, it’s harder for them to connect emotionally.

And real estate is emotional. Even the logical buyers are making a gut decision.

So here’s what we recommend:

Start by packing like you’re moving in 30 days. Because realistically, you might be. Remove about a third of what’s out. Closets included. Yes, buyers look in there. If they’re crammed, buyers assume there isn’t enough storage.

Then step back.

Add back a few intentional pieces. A simple bowl on the island. A stack of neutral towels in the bathroom. One or two framed photos instead of a gallery wall. A plant that brings life into the room.

Keep it, Warm. Clean. Edited.

That’s the goal.

And here’s something people don’t think about: when you declutter correctly, you’re also signaling that the home has been cared for. Order suggests maintenance. Maintenance suggests fewer surprises. That matters.

We aren’t trying to erase your family from the house.

We’re creating space for the next family to see themselves in it.
