Grogan's Mill: The Woodlands' First Village, More Than 50 Years Later

Grogan’s Mill is the original village of The Woodlands, opened in October 1974 as George Mitchell’s first built neighborhood on land that used to hold the last working sawmill in the area. More than fifty years later it is the community’s most established address: mature tree canopy, a location next to Town Center that newer villages cannot match, and home prices that run below The Woodlands’ overall median precisely because the housing stock is older.

We get asked fairly often whether Grogan’s Mill is worth a look next to villages like Creekside Park or Sterling Ridge, which get more attention because they are newer. Age is the whole story here, and it cuts both ways.

Where The Woodlands Began

The Grogan-Cochran Lumber Company ran the last sawmill on this land until 1964, when it sold roughly 2,800 acres to George Mitchell, who kept buying land through the decade to build what became The Woodlands. At 9:30 a.m. on October 19, 1974, a flag-raising ceremony at the original Information Center marked the community’s grand opening, in Grogan’s Mill Village. Everything else, the Waterway, Town Center, the eight villages that followed, came after this one.

What Fifty Years of Growth Looks Like Today

Grogan’s Mill now holds around 5,100 homes and roughly 13,000 residents across 22 neighborhoods, with more than 50 businesses woven through it. The trees are the first thing people notice. A village planted in the 1970s has a canopy that a five-year-old subdivision cannot fake, and it sits close enough to Town Center that a lot of daily errands do not require the car. That combination, mature and central, is a specific trade a newer village cannot offer at any price.

  • Housing stock: mostly original 1970s and 1980s construction, with a real and growing share of renovated or rebuilt homes mixed in
  • Location: directly adjacent to Town Center, one of the shortest commutes to the Waterway and Market Street of any village
  • Tree canopy: the most mature in the community, a direct result of being planted first
  • Price point: generally the most accessible entry into The Woodlands proper

What Homes Cost Here Right Now

As of June 2026, the median home price in Grogan’s Mill runs around $448,000, with Zillow’s typical home value estimate close behind at roughly $462,000. That sits well under The Woodlands’ overall median, which has been running $650,000 to $675,000 in recent quarters. The gap is not a knock on the village. It reflects the age of the housing stock, older square footage, original kitchens and baths in homes that have not been renovated, against a community-wide median pulled up by newer, larger construction in villages like Creekside Park and Sterling Ridge. For a buyer priced out of those newer villages, that gap is the opening.

Our Take on Buying Here

Peter has watched The Woodlands grow since 2004, back when several of today’s newer villages were still open land, and the pattern with Grogan’s Mill has stayed consistent the whole time. It is where a renovation dollar goes furthest in this community, because the bones and the lot sizes are there and the location is already the best in The Woodlands. We would walk a Grogan’s Mill listing with the same pre-listing checklist we use everywhere, what to fix, what to leave, what it does to price, because on an older house that conversation matters more, not less. Our guide to the best Woodlands neighborhoods for buyers puts Grogan’s Mill in context against the rest, and our comparison of Creekside Park, Sterling Ridge, and Cochran’s Crossing is a useful read if you are cross-shopping the newer villages against this one.
