Do You Need an Umbrella Insurance Policy for Your Houston Luxury Home?

A covered patio and pool behind a large Houston-area home on a clear afternoon

An umbrella policy covers what you owe someone else. That is the whole idea, and it is the part most Houston luxury homeowners get wrong, because they assume the bigger risk on an expensive house is the house. If a guest is badly hurt at your pool, or a member of your household causes a serious accident, the claim comes after your assets, and your homeowners liability limit is probably smaller than you think.

Umbrella insurance sits on top of the liability limits already on your home and auto policies and pays the difference when a judgment goes past them.

This is not the same as insuring the house better

Worth separating clearly, because the words all sound alike on a policy declaration page.

Replacement cost coverage answers what it takes to rebuild your home after a loss, and plenty of Houston luxury homes are underinsured on exactly that number. Scheduled coverage answers what happens to the art, the wine, and the jewelry, which a standard policy handles far worse than owners expect.

Neither of those does anything for you in a liability claim. Umbrella is the only one of the three pointed at money you owe a third party, and it is the cheapest of the three by a wide margin.

The pricing is the surprising part

Most people assume a policy that pays out millions costs like a policy that pays out millions. It does not, because the umbrella only responds after your underlying coverage is exhausted, which happens rarely.

Typical 2026 pricing:

  • 1 million in coverage. Roughly 150 to 300 dollars a year
  • 2 million in coverage. Roughly 250 to 400 dollars a year
  • Each additional million. Roughly 50 to 75 dollars a year
  • Higher-asset households. Real quotes often land between 400 and 1,200 depending on carrier, drivers in the household, pools, and rental property

That last line matters here. A Houston home with a pool, teenage drivers, and a short-term rental in the portfolio prices differently than a quiet two-person household, and the quote you get from a friend in another neighborhood tells you nothing about yours.

Your carrier will set a floor before they sell you one

Umbrella policies do not sit on nothing. Carriers almost always require minimum liability limits underneath, commonly around 300,000 dollars of personal liability on the homeowners policy and matching minimums on auto.

So the conversation is usually two moves, not one. Raise the underlying limits to the carrier’s floor, then add the umbrella on top. Raising the underlying limits costs something, and people sometimes discover the total is more than the umbrella quote alone suggested. That is not a reason to skip it. It is a reason to ask for both numbers at once.

Sizing it

The guideline insurance agents use most often is to carry umbrella coverage at least equal to your net worth, on the theory that a judgment can reach everything you have. For a lot of Houston luxury homeowners that lands somewhere between 2 and 5 million.

We are not insurance agents and this is not advice about your specific situation, so take that number to yours. What we can tell you is what we see at closings. Buyers spend weeks negotiating a few thousand dollars of repairs on a house at this price point and then never revisit a liability limit that was set when they owned a starter home in 2011. The limit does not raise itself when you move up.

Peter came out of construction and lending before he got his license in 2004, and one habit from that world stuck: read the whole file, not the headline number. On a luxury purchase that means the insurance review happens during the option period, alongside the inspection, while you still have room to act on what you find. Our Navigating Luxury Real Estate guide covers the rest of that checklist.

Frequently Asked Questions

What does umbrella insurance actually cover?
Personal liability above the limits on your home and auto policies. If someone is injured on your property or in a car accident you caused and the judgment exceeds your underlying coverage, the umbrella policy pays the difference up to its limit.
How much does umbrella insurance cost in 2026?
Roughly 150 to 300 dollars a year for one million in coverage and about 250 to 400 for two million, with each additional million running around 50 to 75 dollars. Real quotes vary by carrier and driving record, and higher-asset households often see 400 to 1,200.
Do I need umbrella coverage if I already have high homeowners limits?
Often yes. Homeowners liability commonly tops out around 300,000 to 500,000 dollars, which is below what a serious injury claim can reach. The umbrella sits on top of that limit rather than replacing it.
Is umbrella insurance the same as extra coverage on my house?
No. Umbrella is liability only. It pays what you owe another person. Replacement cost coverage and scheduled valuables coverage protect the house and its contents, and those are separate line items on your policy.
How much umbrella coverage should a luxury homeowner carry?
A common guideline is to carry at least as much as your net worth, which puts many Houston luxury homeowners in the two to five million range. Your insurance agent should size it against your assets and future income, not against the value of the house.
