What Happens at a Pre-Listing Consultation in Houston?

A pre-listing consultation is a meeting with a real estate agent before your Houston home goes on the market. The agent walks the house, learns your timeline and what you need from the sale, and lays out how they would price it, prepare it and market it. It is usually free, it usually takes an hour or two, and you do not owe anyone anything when it ends.
Some agents call it a listing appointment or a listing presentation. Search it as a “presale home consultation” and you will find the same thing. The names change. The point does not: you are interviewing the agent, and the agent is learning the house.
What Happens in the Room
A good consultation is mostly listening at the start and mostly numbers at the end. Expect it to run in roughly this order:
- Your story. Why you are moving, when you need to be out, and what you need to walk away with. Everything after this depends on it.
- The walkthrough. The agent goes through the whole house, inside and out, and notes what buyers will notice first and what an inspector will flag.
- Pricing. A range built from recent sales of homes like yours, adjusted for condition, lot and updates. Not a number picked to win the listing.
- Prep. What to fix, what to leave alone, and what each choice does to the price.
- Marketing. Photos, video, where the listing goes and how showings work.
- Costs and paperwork. An estimate of what you will net, the listing agreement, and the forms Texas requires.
Texas requires agents to hand you an Information About Brokerage Services form at the first substantive conversation. It explains who the agent works for. Read it. It is short.
What to Bring
You can walk in with nothing and still learn a lot. Bring these and the numbers get real:
- A mortgage payoff estimate from your lender
- Your HOA’s name and current dues
- Your survey, if you have it
- A list of repairs and upgrades, with rough dates
- Any past inspection reports
- Your most recent property tax statement
That list is also the start of your Seller’s Disclosure Notice. Our piece on the Texas Seller’s Disclosure Notice explains what goes on it.
Questions Worth Asking the Agent
This is a job interview. Ask the questions that tell you how the next 60 days will go:
- How did you get to that price, and which sales did you use?
- What would you fix first if this were your house?
- Who will I actually talk to every week?
- How long is the listing agreement, and how do I get out of it?
- What will I net after commission, title and closing costs?
That last one matters most. Our article on what sellers pay at closing in Houston shows the line items so nothing on the closing statement catches you off guard. Commission is negotiable in Texas, and so is the length of the listing.
How We Run Ours
Our consultation starts with a pre-listing walkthrough. We walk the whole property, inside and out, and leave the seller a written plan: what to fix, what to leave, and what it will do to the sale price. Vicky builds the pricing from the data as a certified Pricing Strategy Advisor and delivers it as the E.P.I.C. Report, which is a positioning plan, not just a list of nearby sales. Peter came up through construction and mortgage lending before he was licensed in 2004, so the repair conversation is specific, not a guess.
That walkthrough is part of The Move Method™. For sellers who want the work done before buyers ever see the house, The Move Method Certified Home™ adds full licensed inspections up front. Whether you need one is a fair thing to ask at the consultation, and our piece on whether a pre-listing inspection is worth it in Texas covers when it pays and when it does not.
The Move Live Love TX Team™ is a husband-and-wife real estate team with CB&A, Realtors, serving Houston and the surrounding areas. If you want the bigger picture first, our Seller’s guide walks through the whole sale.
Frequently Asked Questions
- What is a pre-listing consultation?
- A pre-listing consultation is a meeting with a real estate agent before your home goes on the market. The agent walks the house, asks about your timeline and goals, and explains how they would price, prepare and market it. In the Houston area it is usually free, and you are not committed to anything.
- Does a presale home consultation cost anything?
- Usually not. Most Texas listing agents meet with sellers at no charge, because the meeting is how you decide whether to hire them. You only owe a commission if you sign a listing agreement and the home sells under its terms.
- What should I bring to a listing consultation?
- Bring your mortgage payoff estimate, HOA name and dues, your survey, a list of repairs and upgrades with dates, any past inspection reports, and your property tax statement. Those let an agent give you real numbers instead of guesses.
- Is a pre-listing consultation the same as a pre-listing inspection?
- No. A consultation is a meeting with an agent about price, prep and marketing. A pre-listing inspection is a paid report from a licensed home inspector on the home's condition. An agent may recommend an inspection during the consultation.
- Do I have to sign a listing agreement at the consultation?
- No. You can take the paperwork home, read it and ask questions first. Commission and the length of the listing are both negotiable in Texas, and a good agent will walk you through every line before you sign.
