Can You Run a Business From Your Home in The Woodlands, TX?

Yes, but only in a narrow way. The Woodlands’ deed restrictions require every home to be used as a single-family residence, and The Woodlands Township says its Residential Development Standards allow home businesses only “under very limited circumstances,” per the Township’s Covenant Administration FAQ. In practice, that means a business neighbors cannot see from the street: no business sign, no steady stream of customers, no staff driving in every morning.
This surprises buyers more than it should. People move here for the forest and the trails, then plan a home salon or a studio in the garage and find out the covenants care about both.
Why The Woodlands Handles This Through Covenants
The Woodlands Township is not a city, and there is no city zoning code deciding what a house can be used for. The deed restrictions do that job instead. They run with the land, so they bind you whether or not you read them at closing, and they bind the next owner too.
Our piece on what The Woodlands’ deed restrictions let you do to your home covers the design review side, paint, fences and additions. A home business is the use side of the same rulebook.
What the Standards Have Limited
The Township says the limits cover signs, advertising that uses the home address, and how much of the home can be used for business. The 2015 edition of the Residential Development Standards spelled out what the review committee looked for. A home business would generally:
- Not employ or contract with people who live elsewhere and work at or travel to the home for the business.
- Not have clients or customers who frequently travel to the home.
- Not show the business name on any sign visible from a street, except customary signs on a vehicle that do not include the home address.
- Stay within a limited part of the home, so the house still reads as a house.
The current document is the 2024 Residential Development Standards, recorded in December 2024. The Township updates it from time to time, so read the current version, not a summary from a few years ago, including this one.
The pattern is easy to see. The rules aim at what the street notices. Cars, signs, people and noise get attention. A laptop on a desk does not.
The Approval Step People Skip
The covenants say a single-family lot cannot be used for business without approval from the Development Standards Committee or your village’s Residential Design Review Committee. Those committees are made up of residents of your own village, so the people reviewing your plan likely live a few streets away.
If you are planning anything with visitors, inventory, a converted garage or a sign on the truck, call Covenant Administration at 281-210-3800 before you spend money. Ask what applies to your specific address and village, and get the answer in writing if you can.
Before You Buy With a Business in Mind
Here is what we would do if this were our purchase. If a home business is part of why you are moving, say so before you write the offer, not after you close. During the option period, read the deed restrictions for that village, call Covenant Administration with your plan, and look at whether the house works for it without changes the committee would have to approve.
Selling is the other side of it. A garage turned into a studio, a separate entrance or an extra driveway added for a business can all need covenant approval. If they never got it, a buyer’s agent may ask, and that is a harder conversation in the middle of a deal. Renting the house out by the night is a separate question with its own rules, covered in our guide to The Woodlands short-term rental rules.

Frequently Asked Questions
- Can you run a business from your house in The Woodlands, TX?
- Yes, within limits. The Woodlands' deed restrictions require homes to be used as single-family residences, and the Residential Development Standards allow a home business only under very limited circumstances, mainly ones neighbors would not notice from the street.
- Can clients come to my home business in The Woodlands?
- Not regularly. Earlier versions of The Woodlands Residential Development Standards required that clients and customers not frequently travel to the home for the business. Check the current 2024 standards and call Covenant Administration before you plan a business around visitors.
- Can I put a business sign on my house or yard in The Woodlands?
- No sign showing the business name may be visible from the street. The standards have allowed customary signs on a vehicle, as long as they do not show the home address. The limits on signs and on advertising the home address are there to keep the business unnoticeable.
- Who approves a home business in The Woodlands?
- The covenants say a single-family lot cannot be used for business without approval from the village's Residential Design Review Committee or the Development Standards Committee. The Township's Covenant Administration office, at 281-210-3800, can tell you what applies to your address.
