How Does VA Loan Entitlement Restoration Work After You Sell a Houston Home?

When a veteran sells the Houston home their VA loan financed and that loan gets paid off at closing, the VA does not restore full entitlement on its own. You have to apply for it, in writing, on VA Form 26-1880. Once the VA confirms the old loan is paid in full and processes the form, it issues a new Certificate of Eligibility showing full entitlement again, ready for the next VA loan. Skip the filing and the old loan can sit on your entitlement for months after the sale closes, even though the house is gone and the debt is paid.

Restoration or Second-Tier Entitlement: Pick the Right Tool

A lot of our veteran sellers already know about second-tier entitlement, the option that lets a veteran hold two VA loans at once without selling the first house. If that’s the situation you’re in, our breakdown of second-tier entitlement explains how the remaining amount gets calculated against your county’s loan limit. Restoration solves a different problem. The house is sold, the loan is gone, and you want your full buying power back for whatever comes next instead of a reduced amount split across two properties. If you want the background on how entitlement and loan limits fit together in the first place, our guide to VA loan limits and entitlement covers that groundwork.

Restoration of entitlement Second-tier entitlement
What happens to the first VA loan Paid off and closed Stays open
How much entitlement comes back All of it, once approved A remaining portion based on the county loan limit
Paperwork required File VA Form 26-1880 No restoration filing; your lender calculates what’s left
Best fit A veteran who sold and wants a clean slate A veteran who isn’t selling yet but needs to buy again

If you already used your entitlement once and you aren’t planning to sell that first home, second-tier entitlement is the tool you need. If you sold, or you’re about to, restoration is what gets you back to zero debt against your benefit.

Filing VA Form 26-1880 After Your Houston Closing

The process is paperwork, not guesswork, and most of it can start before the title company even sends final figures to the closing table.

  1. Confirm your prior VA loan is paid in full. A remaining balance of even a few dollars blocks restoration entirely.
  2. Gather your loan payoff statement and the closing disclosure from the sale.
  3. File VA Form 26-1880, the same form used to request a Certificate of Eligibility, through a VA-approved lender’s online system, the VA’s own application, or by mail.
  4. Wait for the VA to process it and issue a new Certificate of Eligibility reflecting full entitlement restored.
  5. Hand the new COE to your next lender before you start shopping for your next Houston home.

The Detail Most Houston Sellers Miss: An Assumption Doesn’t Restore Entitlement

We walked through what a loan assumption does to a Houston seller’s liability in our piece on selling a home with a VA loan a buyer wants to assume. The entitlement half of that conversation is worth repeating on its own, because it’s the single most missed detail in every assumption conversation we have: your entitlement follows the loan, not the house.

A buyer who assumes your VA loan instead of paying it off steps into your payments, but the loan itself stays open, and your entitlement stays tied up in it exactly as before the sale. That’s true whether the buyer is a veteran or not. The only way an assumption frees your entitlement right away is if the person assuming the loan is also a qualified veteran who substitutes an equivalent amount of their own entitlement for yours on that same form. If the buyer isn’t a veteran, your entitlement stays locked to that loan until the loan itself is paid off, however many years that takes, even though you no longer own the house and may not be on the deed anymore.

This is where we see Houston sellers assume too much. A buyer taking over a 2.5 to 3.5 percent VA rate sounds like a clean handoff, and for the buyer it usually is. For the seller’s own future VA eligibility, it can be the opposite of clean.

Timing Restoration Around a Houston Closing

Most Houston title companies send the payoff to your VA loan’s servicer within a few business days of closing, and the loan is typically marked paid off in the VA’s system within a few weeks after that. File VA Form 26-1880 as soon as you have your final payoff statement and closing disclosure in hand. Processing commonly takes a few weeks, so if you’re already shopping for your next Houston home, start the restoration paperwork the same week you close on the sale, not after you find a house. A veteran who waits until a contract is already signed on the next purchase can end up stuck between closings, with entitlement still showing used against an old loan that no longer exists.

Frequently Asked Questions

Does selling my VA-financed home automatically restore my full entitlement?
No. The VA only restores full entitlement after you apply for it on VA Form 26-1880 and the VA confirms your prior loan was paid in full at closing. The sale alone does not update your Certificate of Eligibility.
What happens to my VA entitlement if a non-veteran buyer assumes my loan instead of paying it off?
Your entitlement stays tied to that loan until it is paid off in full, even though you no longer own the home. Only a qualified veteran buyer who substitutes their own matching entitlement on the same form frees it up right away.
How long does VA entitlement restoration take after a Houston closing?
Processing commonly takes a few weeks once the VA receives VA Form 26-1880 along with your payoff statement and closing documents. Filing the same week your sale closes, rather than waiting, avoids a gap if you are already under contract on your next home.
What's the difference between restoring entitlement and second-tier entitlement?
Restoration returns your full entitlement after you sell and pay off your VA loan, while second-tier entitlement lets you hold two VA loans at once without selling the first. Restoration is a clean slate, and second-tier entitlement is a smaller remaining amount calculated off your county's loan limit.
Can I restore my entitlement if I kept the house but paid off the VA loan some other way?
Yes, but only once in your lifetime. The VA calls this a one-time restoration, and it applies when you pay off a VA loan through a refinance or another payoff while keeping the property instead of selling it.
