The Texas Mortgage Credit Certificate

The Texas Mortgage Credit Certificate — MCC — is a federal tax credit program administered through TDHCA that reduces your federal income tax liability by a percentage of the mortgage interest you pay each year. It effectively lowers the real cost of your mortgage over time without changing your loan terms.

For veterans buying a home that needs work, understanding this option before closing is worth the conversation — because using it after you’ve settled in is significantly simpler than trying to roll renovation costs into the purchase.
