Is West Ranch in Friendswood a Good Place to Live?

West Ranch is one of the newer master-planned communities in Friendswood, Texas, and it is a strong fit for a buyer who wants a newer home with lakes, trails and pools inside Friendswood ISD, at a price well above the city’s typical home. Redfin’s West Ranch page showed a median list price of about $690,000 in late October 2026. It is not the place to look if your budget tops out near Friendswood’s citywide median, which ran in the low $400,000s earlier this year.
We grew up in Clear Lake, a few miles east of here, so Friendswood has never been a map exercise for us. When a buyer tells us they want Friendswood and a newer house at the same time, West Ranch is usually the first name on the list.
What You Are Buying Into
West Ranch sits on Friendswood’s west side, in ZIP code 77546, between Clear Creek and Chigger Creek. Most of the housing went up over the last two decades, which is young by Friendswood standards. Much of the rest of the city is built out with older homes, which is part of why a newer community here carries a premium.
The amenities are the draw. Listings in the community describe:
- Lakes, some with homes backing to the water
- Miles of walking trails and green space
- Two community pools and a splash pad
- Parks and playgrounds
- A few gated sections inside the larger community
All of that is paid for through HOA dues, and the dues vary by section. Get the exact number from the HOA resale certificate for the address you are buying. Our piece on why that certificate can hold up a closing explains why to ask for it early.
The Numbers, Plainly
Redfin’s West Ranch data in late October 2026 showed a median list price near $690,000, with homes averaging about 71 days on market. A year earlier, in October 2025, Redfin’s sale median for the neighborhood was about $682,500. That is a steady market, not a runaway one. Seventy-plus days on market gives a buyer time to think and room to negotiate on homes that are priced high.
Taxes need a second look, because Friendswood straddles the Galveston and Harris county line. The City of Friendswood adopted a rate of $0.52483 per $100 of value for fiscal 2026-27, per Community Impact’s report on the September vote. The county, school district and any other districts are added on top, so pull the full tax bill for the exact address rather than estimating.
Schools and Zoning, Briefly
West Ranch is in Friendswood ISD. The district built its new Cline Elementary campus inside the community as part of its 2020 bond, then redrew elementary and intermediate zones for the 2023-24 school year, per Community Impact’s coverage of the rezoning. FM 528 became a main dividing line. Zones can change again, so check the address on the district’s attendance-zone page before you write an offer. We will cover the zoning in more detail in a later article in this series.
Flood Questions Come With the Creek
Clear Creek runs along this side of Friendswood, and the city took some of the area’s worst damage in Hurricane Harvey. Our Pearland vs. Friendswood comparison covers that history and the drainage work since. Many sections of West Ranch sit outside the high-risk flood zone, but that is an address question, not a community one. Look up the exact lot on FEMA’s Flood Map Service Center and read the seller’s disclosure for any past flooding or claims.
Where West Ranch Makes Sense, and Where It Does Not
West Ranch makes sense if you want a newer home in Friendswood ISD, you will use the trails and pools, and your budget runs from the high $500,000s into the $700,000s and above. It is also worth a look if you work near Clear Lake or NASA and want to stay west of I-45.
It makes less sense if you want an older home on a larger lot with no HOA, or if your budget sits closer to Friendswood’s citywide median. And if a short drive to the Texas Medical Center is the top priority, Pearland’s Highway 288 side usually wins that race.
