What It's Like to Live in Woodson's Reserve

Woodson’s Reserve is a 692-acre master-planned community in Spring, Texas, zip 77386, sitting in southern Montgomery County along the Grand Parkway about 30 miles north of downtown Houston. It is zoned to Conroe ISD, it has Grand Oaks High School inside its own boundaries, and roughly 115 of those 692 acres were left as preserved woods and open space rather than built on.
That last number is the one that tells you what this place is.
The trees were the plan
Most master-planned communities in this corridor cleared the land and then planted it back. Woodson’s Reserve did the opposite, keeping a sixth of its acreage as nature reserve and threading the streets through what was already there. Drive in and the pines are mature, because they were never cut.
You get four lakes open for catch and release fishing, a one-acre dog park, and about 4.7 acres of built amenities anchored by Woodson’s Club, a 9,000 square foot center with a resort-style pool that looks out over the wooded slope rather than a parking lot.

Five collections, one very wide price band
Four builders work here, and the range between the smallest and largest home is bigger than in most communities this size.

Toll Brothers, Perry Homes, M/I Homes, and Tri Pointe all build across those collections. The practical effect is that Woodson’s Reserve is not one market. A buyer shopping the Rosewood collection and a buyer shopping Magnolia are having two different conversations, and a single neighborhood average tells neither of them much.
As of April 2026 the median home price was 689,900 dollars, with an average sale of 761,247 dollars and a twelve-month median of 684,900, up about 8 percent year over year. Active listings ranged from roughly 480,000 to 2.2 million. Homes averaged 28 days on market.

Schools, and why you check by address
The community is zoned to Conroe ISD: Snyder Elementary, York Junior High, and Grand Oaks High School, with Clark Intermediate and Grand Oaks both sitting on site. Having the high school inside the community is unusual and it is a real part of why people shop here.
Verify your own address anyway. Conroe ISD ran a rezoning process around Grand Oaks recently, and we have watched buyers in this corridor assume a feeder pattern from a community name and get it wrong. The county line is a line item
Woodson’s Reserve is Montgomery County, not Harris. Buyers comparing it against communities a few miles south along the Grand Parkway are comparing two different tax stacks, and the monthly payment on identical list prices can separate by a meaningful amount once the municipal utility district load is counted.
This is the single most common thing we correct in this corridor. People shop list price, then get to the closing disclosure and find the escrow number is not what they modeled. The honest tradeoffs
The commute is the real one. You are on the Grand Parkway, which is excellent for reaching the ExxonMobil campus, Springwoods Village, or Bush Intercontinental, and less excellent if your office is downtown. TxDOT has a 209 million dollar widening proposed between Springwoods Village Parkway and Townsen Boulevard starting in late 2027, which will help eventually and will be construction in the meantime.
The second is newness. This is a young community still selling new homes, which means resale competes against a builder with incentives. That is a genuine factor when you sell, and it is the thing we will spend a full post on later in the week.
