Can You Close on a House During the Holidays in Texas?

Yes, you can close on a house during the holidays in Texas. Title companies close deals on any business day they are open, and plenty of Texans close the week of Thanksgiving or Christmas. What you cannot do is fund a loan on a day the Federal Reserve’s wire system is shut, and the federal three-day Closing Disclosure clock does not count federal holidays. Build a day or two of cushion around each holiday and a holiday closing usually goes fine.
This surprises buyers more than it should. Everyone plans around the moving truck. Almost nobody plans around the banking calendar.
The Two Calendars That Actually Control Your Closing
The wire calendar. When a lender funds your loan, the money moves by wire through the Federal Reserve’s system. On a Federal Reserve holiday, it does not move. Per the Federal Reserve’s holiday schedule, the dates left in 2026 are:
- Wednesday, November 11: Veterans Day
- Thursday, November 26: Thanksgiving
- Friday, December 25: Christmas
- Friday, January 1, 2027: New Year’s Day
Black Friday and Christmas Eve are not Fed holidays, but many offices run short-staffed or close early, so ask your title company about its hours.
The Closing Disclosure calendar. If you are financing, federal rules say you must receive your Closing Disclosure at least three business days before you sign. For that rule, the CFPB’s definition in Regulation Z counts every day except Sundays and federal legal public holidays. Saturdays count. Thanksgiving and Christmas do not.
A Thanksgiving Example, Day by Day
Say you want to close Monday, November 30, 2026. Counting backward three business days:
- Saturday, November 28 counts.
- Friday, November 27 counts.
- Thursday, November 26 is Thanksgiving, so skip it. Wednesday, November 25 counts.
Your Closing Disclosure has to be in hand by Wednesday, November 25. In a normal week it could arrive a day later. That one-day shift is the whole problem. A lender running behind the Tuesday before a holiday can push your closing into the next week.
Where Holiday Closings Go Sideways
- The appraisal or underwriting runs late. Appraisers and underwriters take vacation too.
- Signatures are not where they need to be. A seller traveling for Thanksgiving may need a mobile notary or a power of attorney arranged weeks ahead.
- The wire leaves late in the day. A loan that does not fund before cutoff the day before a holiday may not fund until after it.
- Possession slides. On a standard Texas resale contract, you get the keys at closing and funding, so a funding delay is a move-in delay. Our piece on when you can move in after closing in Texas covers the possession rules.
Holiday weeks are also busy weeks for wire fraud attempts, because everyone is rushed. Call your title company at a number you already have before you send money. Our guide to spotting wire fraud at closing walks through it.
What We Would Do
Here is what we would do if this were our closing. Pick a date that is not the day before or after a Fed holiday. Ask the lender, on the day you go under contract, which date they will send the Closing Disclosure. And confirm the title company’s holiday hours in writing.
If you are selling during a divorce and wondering whether to list now or wait for January, that is a different question, and we cover it in selling in the holidays or January in a Texas divorce. Peter spent years in mortgage lending before real estate, so the Closing Disclosure timeline is a calendar we build backward from the day a contract is signed, not the week of closing.

Frequently Asked Questions
- Can you close on a house the week of Thanksgiving in Texas?
- Yes, closings happen Thanksgiving week all the time. The Federal Reserve is closed Thursday, November 26, 2026, so loans cannot fund by wire that day, and the three-day Closing Disclosure clock skips it. Monday through Wednesday and the Friday after are workable if the paperwork is on time.
- Do federal holidays count toward the three-day Closing Disclosure wait?
- No. For the Closing Disclosure, a business day is every calendar day except Sundays and federal legal public holidays, so Saturdays count and holidays like Veterans Day, Thanksgiving and Christmas do not. A holiday in the window pushes the earliest closing date back a day.
- What days in late 2026 is the Federal Reserve closed?
- Per the Federal Reserve's holiday schedule, the remaining 2026 closures are Veterans Day on Wednesday, November 11, Thanksgiving on Thursday, November 26, and Christmas on Friday, December 25. New Year's Day 2027 falls on Friday, January 1. Wires sent for a home loan do not move on those days.
- Is it a good idea to close on December 31?
- It can work, but it is the riskiest day on the calendar because title companies, lenders and county offices are busy and New Year's Day closes the wire system right after it. If you want a closing this year for tax reasons, aim for the week before and ask your CPA what actually matters for your situation.
