Is Mar Bella in League City a Good Place to Live?

Mar Bella is a master-planned community on League City’s east side, in ZIP code 77573, and it makes sense for a buyer who wants a newer home with resort-style amenities in Clear Creek ISD, a few minutes from Galveston Bay. Homes.com showed a median sale price of about $433,000 in early November 2026, down about 5% from a year earlier. That puts it a little above League City’s citywide median, which Redfin had at about $406,000 in September 2026.
We grew up in Clear Lake, just up the road, so the bay side of League City is home ground for us, not a map we are reading for the first time. When a buyer tells us they want something newer, with a pool they did not have to build, east of I-45, Mar Bella comes up early in the conversation.
Where It Sits and What Is There
Mar Bella sits near Highway 96 and Highway 146, per Community Impact’s neighborhood profile, which puts it closer to Galveston Bay and the Kemah waterfront than most of League City. Listing descriptions put the community at about 531 acres.
The amenities are what people pay for here. Listings in the community describe:
- A resort-style pool with a splash pad
- Parks and playgrounds
- Walking trails through the community
- Newer construction, with recent listings built from about 2010 to 2019
All of it runs through HOA dues. Community Impact estimated dues near $975 a year in 2022. Treat that as a starting point and get today’s number from the resale certificate. Our piece on why that certificate can hold up a closing explains why to ask early.
Prices, and the Tax Line Next to Them
Homes.com showed Mar Bella’s median sale price near $433,000 in early November 2026, down about 5% year over year. Redfin’s Mar Bella market page put the median at about $161 per square foot, up from a year earlier. Those two numbers moving in different directions usually means the mix of homes that sold changed, not that the neighborhood suddenly got cheaper. Smaller homes selling in one stretch drags the median price down while the price per foot holds.
Taxes deserve their own look. Mar Bella carries a municipal utility district. In 2022, Community Impact listed Galveston County MUD No. 46 at $0.73 per $100 of value, for a combined rate near 2.8% with the county, the city and Clear Creek ISD. Rates change every year, so pull the current bill for the exact address. If MUDs are new to you, our explainer on how a MUD tax works in Houston covers what that line on the bill pays for.
Schools, Briefly
Mar Bella is in Clear Creek ISD. Community Impact and Homes.com both list Sandra Mossman Elementary, Bayside Intermediate and Clear Falls High for the community. Zones get redrawn, so confirm the campuses for the address you are buying with the district’s school locator. A later article in this series covers zoning in more detail.
Flood Questions Come With the Bay
Living this close to the water is part of the appeal, and it is also the reason to do your homework on flooding. Look up the exact lot on FEMA’s Flood Map Service Center, read the seller’s disclosure for past water or claims, and get a flood insurance quote before you write an offer, not after.
Where Mar Bella Makes Sense, and Where It Does Not
It makes sense if you want a newer home in Clear Creek ISD, you will use the pool and trails, and your budget runs from the high $300,000s into the $500,000s. It also works if you commute toward NASA, Clear Lake or the Kemah side rather than downtown.
It makes less sense if you want an older home on a bigger lot with no HOA and no MUD, or if a daily drive to downtown Houston or the Medical Center is the priority. West-side League City or Pearland usually wins that race, which our Pearland vs. League City comparison walks through.
