What Your Budget Actually Buys in Mar Bella, League City

A two-story American house with a green front lawn and landscaping on a sunny day

In Mar Bella, on League City’s east side, 2026 listings ran from about $136 to $177 per square foot. In plain terms, a budget under $400,000 buys roughly 2,200 to 2,600 square feet, $400,000 to $500,000 buys roughly 2,600 to 3,200, and $600,000 reaches the large two-story plans past 4,000 square feet. Those are listing spot checks from 2026, not a single official figure, and the neighborhood medians disagree with each other, which is the first thing worth understanding.

Our Mar Bella overview covers where the community sits, the amenities and schools. This one is about the money.

Why the Medians Do Not Agree

Redfin’s Mar Bella market page showed a median sale price of about $405,000 in October 2025, down about 11% from a year earlier, with 12 homes sold that month. Homes.com’s neighborhood page showed a median sale price near $459,000 and a median list price near $496,000 in a later snapshot.

Both can be right. A neighborhood that sells about a dozen homes a month will see its median jump around depending on which homes happened to close. A month heavy with smaller single-story plans pulls the median down. A month with a few big two-story homes pulls it up. That is why we price Mar Bella by the square foot and by plan size, not by one headline number.

The Budget Bands

Here is what 2026 Mar Bella listings looked like at each price level. These came from individual listings we checked, so treat them as a guide, not a guarantee:

Budget What it usually bought
Under $400,000 About 2,200 to 2,600 sq ft, three or four bedrooms, often single-story
$400,000 to $500,000 About 2,600 to 3,200 sq ft, four bedrooms common
$500,000 to $650,000 Larger two-story plans, about 3,500 to 4,200 sq ft, up to five bedrooms
$650,000 and up The largest homes in the community, past 4,500 sq ft

A few real examples behind those bands. One listing asking $385,000 worked out to about $177 per square foot. Another at $420,000 came in near $156. A five-bedroom, 4,217-square-foot home was asking $599,000 in July 2026, about $142 per foot. At the top, a 4,588-square-foot, five-bedroom home was listed near $800,000.

Bigger Homes Cost Less Per Foot

Notice the pattern in those numbers. The smallest homes carried the highest price per square foot, and the biggest ones some of the lowest. That is normal. Every house needs a kitchen, a roof, a lot and a foundation, so the first 2,000 square feet carry most of the cost, and extra rooms upstairs add less per foot.

For a buyer, that means two things. A bigger home is often a better value per foot than it looks at first glance. And if a seller prices a small home off the big homes’ per-foot number, or the other way around, the appraisal will usually catch it.

The Monthly Number, Not Just the Price

The price is only part of what you pay each month in Mar Bella. The community sits in a municipal utility district, and Community Impact reported a combined property tax rate near 2.8% in 2022. At that rate, a $450,000 home carries about $12,600 a year in property tax, roughly $1,050 a month, before the mortgage, insurance and HOA dues. Rates change every year, so pull the current tax bill for the exact address. Our explainer on how a MUD tax works in Houston covers what that part of the bill pays for.

Flood insurance belongs in the same math this close to Galveston Bay. Get a quote on the specific lot before you write an offer. Our post on what flood insurance costs in Houston explains how premiums are set.

Where We Would Start

Vicky runs our pricing, and on a Mar Bella home she pulls the closed sales of similar size first, then adjusts for lot, updates and the year it was built. Here is what we would do if we were buying here. Pick the size you actually need, look at what that size sold for in the last six months, and set your budget from that number plus the monthly tax, not from a neighborhood median.
